Escape to a quiet exclusive retreat in the eastern Tuscan hills to a two bed roomed holiday villa with heated swimming pool, private terraces and garden, with intimate views of the surrounding chestnut woods and forest clad hills.
This delightful holiday villa is a recently converted 600-year-old stone barn available for limited weeks each season. Comprising two levels, the Upper level features kitchen, dining, living, bathroom and pool, the lower the bedrooms and second bathroom. The villa is a quiet secluded retreat ideally suited to 2 couples. Private terraces overlook the chestnut woods, and you may enjoy exclusive use of the private heated swimming pool.
The villa is located in the small hamlet of Tramoscano 2 kilometers off the road to La Verna. The hamlet is on a ridge surrounded by wooded hills, laced with nature walks. The view enjoyed from the terrace is of the valley looking down the garden to the stream below, which borders the property and across to the surrounding chestnut wooded hills.
The villa throughout has traditional Tuscan chestnut beamed ceilings and wooden floors. French windows lead out onto the private furnished terraces and garden on both levels. It is fully and comfortably furnished throughout with a eclectic mix of furniture. The Living Room has sofa, easy chairs, tables, television with sky, video, music centre and radio. There is a guest cloakroom opposite the front door. An archway leads through to the dining room with table and chairs for 6-8, serving table, bookcase, wood burning stove which is open plan to the fully fitted Kitchen. Walk-in pantry, gas hob, fan oven, fridge, freezer, double sink and dish washer. French windows lead out to the pool terrace which is well-furnished with large pergola ideal for ‘al fresco’ dining. The rooms enjoy a full view across the valley to the chestnut woods and forests above.
The stairs lead down to the main bathroom with bath, shower, bidet, lavatory, and hand basin, shaver socket and hair dryer. The tiled corridor leads to the bedrooms and small breakfast kitchen. The main double bedroom has a king-size bed, bedside tables with lamps, chest of drawers, sofa, chair, and sky television. Double French windows open out onto the terrace with large pergola. There is a large walk-in wardrobe area. The second double room has a queen-size double bed, easy chair table, chest of drawers and triple French Windows leading out to the lower garden terrace. .
Pool
The pool is an unusual shape allowing a 10 metre swim towards the bridge where one may enjoy a pressure flow of water which enhances the length of your swim. The pool can be lit at night.
Solar panels, positioned out of sight of the house and pool below the second terrace, provide comfortable swimming of temperatures 25 - 30 centigrade, allowing a longer season for swimming to be enjoyed April to October.
Surrounding Area
The terraced garden leads down to the lower meadow that is bordered by a stream. The three cascades, which tumble freely into a lovely rock pool, are what inspired the name of the property. An inviting trail at the boundary of the property leads to nature lovers' walks in the woods with spectacular views down the Tiber Valley. There is an excellent book on walking and maps available.
The floors of the woods abound with wild flowers and during spring the incredible tapestry of wild flowers is quite a sight to behold. Ground orchids now almost unheard of in Europe abound, along with violets, primroses, wild strawberries, heathers, lilies, and butterflies fill the air, as do the humming bird hawks with the scarce swallowtails who quite simply enjoy the terracotta vases on the terraces too. The deer, porcupine, hedgehogs, civet cats, black squirrels, badgers and wild boar are all regular visitors to both garden and woods.
Following the woodcutters' track through the forest, you can arrive at a delightful restaurant in the woods, serving home cooked traditional Tuscan starters, pastas and pizzas. On warm summer weekend's locals enjoy country dancing under the oaks.
The hamlet of Tramoscano consists of six houses along the ridge, with two more at the end of the 'white' road leading into the woods. The local baker from Fragaiolo comes Mondays and Fridays and Bruno from Pieve Santo Stefano comes every Wednesday with a travelling shop
The area is a vestige of Apennine forests, misty blue mountains, vineyards, chestnut woods, monasteries and castle-dominated hill towns. It is situated southeast of Florence, northeast of Siena and Arezzo, just 30 minutes away from the Pieve Santo Stefano exit of the E45 Cesena/Perugia superstrada.
In 1031 the records show that Tramoscano had a court and a chapel dedicated to S. Giovanni and S. Margherita. The last house to be restored in the hamlet was once the house of the Count of Tramoscano. The hamlet is now just a group of houses two kilometres of the road from Caprese Michelangelo to Chiusi della Verna the mountaintop sanctuary now a monastic village. This peaceful and historic area lays between the lush upper valleys of the Arno, the Casentino and the Tiber Valley the Val Tiberina.
