The Villa on two floors is located in the Tuscan village of Castelmuzio in the Province of Siena. It is set in a substantial garden amongst ancient olive trees. The Villa has been restored in keeping with Tuscan traditions & materials and has terracotta floors and chestnut beamed ceilings throughout. The large garden includes a private fenced swimming pool, outdoor dining area along with a picnic/aperativo area hosting delightfully picturesque Tuscan views.
Strategically located, the Villa is within easy reach of Pienza (10 mins), the famous wine districts of Montepulciano (20 mins) & Montalcino (30 mins), with major centres such as Siena & Florence a one & 1.5 hour drive respectively.
This delightful Villa has been restored to create a comfortable home filled with Tuscan charm, ideally suited for a large group. The property is able to comfortably accommodate up to 22 guests with the recent completion of the two luxury 3 bedroom apartments. It is set on the edge of a small village, which has a number of local shops including a supermarket and a children’s play park. The village is made up of traditional stone houses and little alleyways and there are beautiful panoramic views over the surrounding countryside that include the Abbey that featured in the film ‘The English Patient’.
The ground floor of the Villa features a very spacious dining room with beamed ceiling and two traditional arched windows. To one side is a covered patio with a large table and chairs and mobile BBQ for dining ”al fresco”. Off the dining room is a well equipped kitchen with a large fridge, microwave, gas hob and oven. The ground floor also hosts a total of 3 bedrooms, two double bedrooms (one featuring a 4 poster bed and ensuite bathroom) and a charming twin bedroom which shares a well appointed en suite bathroom with the second double. Every single room on the ground floor has access to the garden and each bedroom has a ceiling fan. There is also a separate laundry room for guests to use with a washing machine, sink, iron and ironing board.
Access to the upper level is from a traditional external stone staircase to the side of the villa. The entrance leads into the spacious lounge featuring satellite TV, CD and DVD/video player along with tea & coffee making facilities and small fridge & ice compartment. The lounge has access to a patio with delightful views over the countryside. There are a further two bedrooms on the first floor, one is a beautifully decorated twin bedroom that has access to a bathroom off the lounge area, the second a double bedroom with an en suite bathroom with bathtub and large shower head. If required, both the twin rooms may be made up as doubles.
The garden, which is set in an ancient olive grove, has a beautiful natural feel to it and has breathtaking views stretching for miles. It has a very large infinity pool (7 x 16 mts), which is fenced off complete with a child proof gate. There are plenty of outdoor areas for dining or simply relaxing in the shade with a good novel.
Eric & Kathy live in a completely independent house but are available and well qualified when requested to advise on the many places of interest in close vicinity along with local activities from hot air ballooning, cycling, thermal spas to art & cookery. Kathy also provides a generous welcome hamper that features the Property’s very own extra virgin olive oil along with wine, fruit, jams etc in addition to all the staples.
Local restaurants can provide ‘Villa delivery’ or an In-House Catering service may be arranged with prior notice.
