Beautifully restored, characteristic brick farmhouse set in the glorious Umbrian countryside with panoramic views across fields of wheat and sunflowers from which the house derives its name.
This charming property surrounded by fields offers complete privacy with al fresco dining and relaxing areas for sunbathing or aperativi, on the terraces, patio and around the pool (6x4m). With tiled areas on three sides of the property, there is always a choice of sunny or shaded seating areas.
While in the picturesque countryside, the village of Gioella is just a 2 minute drive or 15 minute stroll and has a food store, pharmacy, bar and church. The larger lakeside town of Castiglione del Lago is only 10 mins by car and has an excellent outdoor market on Wednesday mornings. It also hosts many specialty shops selling typical local produce including pasta, sausages, salamis, cheeses and wines along with a well stocked supermarket.
The farmhouse hosts two double bedrooms, both situated on the ground floor. The master bedroom has an en suite bathroom, walk through dressing area and opens directly onto the pool terrace. The second bedroom, an en suite shower and basin with separate WC and bidet. It may also accommodate an additional bed in the event that separate beds are required.
The upper level features a modern, fully equipped kitchen with oven, extractor hood, gas hob, fridge and dishwasher. It is adjacent to the indoor dining area and has level access to the outdoor dining terrace.
The living room with beamed ceiling and terracotta tiled floors has comfortable settees and direct access to the large, shaded pergola on the upper terrace from which guests can enjoy wide-ranging views over the Umbrian countryside.
The property is ideally suited for those wishing to explore both Tuscany and Umbria with easy access to Montepulciano, Chiusi, Pienza, Siena, Perugia, Assisi and Spello. Relaxing day trips to both Rome and Florence are possible as only one hour by train.

Perugia airport is the nearest airport for guests flying from London Standstead with Ryanair.

This Villa is centrally located for daily trips to many wonderful
hilltop towns.We started with two or three towns a day , but soon realized we
enjoyed leisurely exploring and eating in one town at a time, like
Cortona or Siena.
We have just loved our stay in this beautiful Villa, it has allowed
us to truly appreciate the essence of both Tuscany and Umbria.
